Last week I took my two youngest girls with me into the mountains of Idaho to speak with a group of middle-aged single adults near Garden Valley. I gave a really fun talk that night outside the lodge with tall pine trees in every direction I looked.  It doesn’t get much better than that. The next morning I helped give some workshops on how to face our fears and quit using excuses in all aspects of our lives. My girls and I slept in a tiny old cabin with extremely squeaky bed frames that have been there for many years.  I didn’t sleep very well but it wasn’t because of the cold mountain air or because the bed was so skinny I couldn’t roll over to relieve pressure on my hips. It was because every time my girls moved even a tiny bit, (which for kids is all night long) the rusting metal springs just under our sleeping bags kept screeching an annoying high-pitch that made me want to stand up, walk out the door and take my chances with the coyotes.  Even though we had a great time together there was something that kept distracting me. I mean really bugging me, and it’s not the first time this is happened.

Auto-Pilot Wealth

I recently spoke with a friend who is a commercial pilot for a major carrier and was surprised to learn how little work a pilot actually does these days.  No, they aren’t lazy, it is just that they have a very sophisticated tool that can make decisions more consistently and faster than a human being.  This marvel is the auto-pilot.  It makes air travel safer than it has ever been and continues to do so.

Wouldn’t it be great to have an auto-pilot for your income to work the same way?  Instead of having to work forever, wouldn’t it be nice to set your auto-pilot at some point and know that from a financial perspective, you’ll always be able to look forward to a safe landing?

Leverage Funds in Your Self-Directed IRA or Solo 401K to Buy Commercial Real Estate

Traditionally owners of self-directed IRAs or Solo 401ks have invested in real estate using just the funds in their accounts (meaning, without any financing); and the type of real estate purchased by these investors has primarily been residential (meaning a 1-4 unit property:  a single-family residence, a duplex, a triplex, or a quad plex).  An alternative that should be given thoughtful consideration is investing in commercial real estate (meaning an office, warehouse, or retail building which can each be single tenant or multi-tenant, or an apartment building), and this can be done using financing, which should also be given thoughtful consideration.

Our featured client of the month, Ms. N, is a Sales Rep residing in Jacksonville, Florida. She first learned about NuView and how self-directed IRAs work while networking at Jacksonville’s Real Estate Investor’s Association event. It was the right timing as she was seeking to invest in real estate and minimizing taxes through a self-directed account was very appealing.

It’s no secret that bonds have failed to deliver compelling yields in recent years. In many parts of the world, like Japan and Sweden, yields are now negative. Due to the shortage of viable options for risk-adjusted income in the public sector, global investors are being forced to consider all options to quell the need for yield. But yield is like fashion — eventually, if the Federal Reserve continues to raise interest rates as we have observed over the past year, it will come back around.

Are Private Placements (PPM’s) Riskier than Wall Street?

Let’s take a look and see what actually happens behind the curtains.

In the case of a REIT (Real Estate Investment Trust) the market makers at Wall Street are between the investor and the deal and they take a healthy premium.

They typically take heavy fees and they often have a specific time-frame from when they enter the deal to when they exit. In this case they may sell into an unfavorable market.

Many investors invest in REIT’s, life insurance companies, pension plans or other large institution type funds. These funds typically invest in real estate, apartment buildings, self-storage and other assets very similar to the assets that are in a normal private placement. Continue reading…
